If you want to spend Christmas or the weeks around it in Rovaniemi, book your accommodation before anything else, and do it as soon as your dates are firm. Beds are the limiting resource, especially for groups of six or more, and flights and tours are easier to adjust than a place to sleep.

It is mid-October as we write this, and the Christmas weeks are the ones we get the most questions about. Here is how we advise people to approach it.

Why does Christmas accommodation in Rovaniemi go first?

Rovaniemi is the town that markets itself as Santa’s home, so the weeks around Christmas are the busiest of the year. The number of beds in town is finite, and the families who want to be here for the holiday weeks tend to plan far ahead. We cannot give you a precise date when places run out, because it changes each year, but the pattern is consistent: the earlier you look, the more choice you have.

Large groups feel this most. Plenty of rooms sleep two to four; very few places sleep eight or nine in separate bedrooms. If you are in this group, start looking earlier than you think you need to.

What should you book first?

Our order of priority is simple.

  1. Accommodation for the exact nights.
  2. Flights, once you know where you are sleeping.
  3. Activities with fixed dates or limited places, such as private tours.
  4. Transfers and car hire, if needed.

The reason is flexibility. Flights can often be changed or rebooked at a cost; a family-sized apartment in a particular week is harder to replace. If you can choose between a refundable and a non-refundable rate, check the cancellation terms before you decide, and read them carefully.

How do you choose between an apartment, a hotel and a cabin at Christmas?

At Christmas, the choice affects the mood of the trip. A hotel has the festive atmosphere and the breakfast buffet. A cabin has the cosy, remote feel. An apartment has the family-sized living room, the kitchen, and the ability to have your own Christmas Eve dinner. Some of our guests bring a few special foods from home and cook them in the apartment; others buy everything here. Either way, you have the equipment: a dishwasher, oven, microwave, coffee machine and kettle, and a dining table for six.

If you are 7–9 people, take a look at our guide to choosing an apartment for a large family, which goes through beds, kitchen and laundry.

What about daylight and weather in late December?

The days are very short, which suits an indoor Christmas. You get long evenings, low sun and a cosy mood. Temperatures are usually well below freezing, though how far varies. Pack warm layers and waterproof boots, and plan to dry clothes every night: a tumble dryer in the apartment is the practical answer. At Nine Pines, snowsuits go in after dinner and are dry by morning.

How do you stay flexible when you book early?

Booking early carries a risk if plans change. Check the cancellation policy and how it changes as the date approaches. On Airbnb and Booking.com, the terms are visible on the listing. Our prices are dynamic, so we do not quote them here; you will see live dates and prices on the platforms.

If your dates are not yet certain, message the host before you book. We are a local couple, we live a few minutes away and we usually answer within the hour, so a quick question is always welcome.

What do you need to arrange before arrival?

For a Christmas stay, think about three practical things. First, getting from the airport: a taxi to us takes about 15 minutes and costs roughly €35–45. Second, groceries: shops have special opening hours around Christmas, so check them before the 24th and do the big shop a day or two earlier. Third, check-in: ours is from 16:00, any time, via a code lockbox, with the code and a photo guide sent three days before arrival.

It is also worth reading our guest guide for what to pack and how the house works.

What if you have missed the best window?

You still have options. Be flexible with arrival and departure days, consider a shorter stay, or look at nearby weeks before and after Christmas. Many families find that the days just after Christmas, or early December, offer the same snowy atmosphere with more availability. If you can choose between a smaller place close to your plans and a larger one further away, think about how many hours a day you will actually spend there.

How do you make the stay feel like Christmas in an apartment?

A few small things go a long way. Bring a string of battery lights, a few favourite decorations or the children’s advent calendar, and cook one meal that means Christmas to your family. Finnish supermarkets stock seasonal food in December, so you can also try local traditions without trying too hard. We have a window with reindeer decoration in the apartment, and the long dark evenings do the rest.

If one of your group is planning a surprise, such as a proposal or a celebration, we can arrange decoration from €190. Ask us in advance so that we can plan it with you.

What is the quiet side of Christmas week?

Christmas Eve and Christmas Day are quiet in Finland. Many shops and restaurants close or have short hours, and public transport runs a reduced timetable. That is lovely if you are settled in an apartment with food in the fridge, and less lovely if you arrive on the 24th expecting to find everything open. Check the bus timetable and shop hours for your exact dates, and stock up the day before.

FAQ-style checklist before you book

Is the place available for all your nights? Is the group size within the maximum? Are cancellation terms flexible? Is there free parking, if you will drive? Is check-in possible when your flight lands? If the answer to all of these is yes, you are in a good position, and everything else can follow.

FAQ: Christmas accommodation in Rovaniemi

How far ahead should we book?

As soon as your dates are firm. For a large group at Christmas, earlier is better.

Do you accept a baby?

Yes. A baby cot is free on request.

Is the apartment suitable for Christmas Eve dinner?

The kitchen has a dishwasher, oven, microwave, coffee machine and kettle, and the dining table seats six, so for nine you eat in two sittings or use the sofa for children.

Can we see the northern lights from the apartment?

On a strong night, the aurora can show from the yard, as Korkalovaara has darker skies than the centre. It is not guaranteed.
