Holiday Rental in Rovaniemi: 12 Things to Check Before You Book
A host's checklist for reading a Rovaniemi holiday rental listing: beds, kitchen, laundry, parking, check-in and more.

A good Rovaniemi holiday rental has a bed list you can count, a kitchen that matches the group size, laundry in the apartment, parking that is yours, clear arrival instructions and a host who answers. A bad one hides one or more of these behind nice photos. The checklist below helps you read a listing the way we read them as hosts, so you can compare apartments fairly before you pay.
We are Joona and Alla, a local couple who host a family apartment in Korkalovaara, and we have spent plenty of time on the guest side of listings too.
1. Is the bed list specific?
Look for a breakdown such as “160 cm double, two 90 cm singles” rather than “sleeps 8”. If a listing only gives a number, message the host and ask. A good host answers in plain terms. In our case: a 160 cm double in bedroom 1, two 90 cm singles in each of bedrooms 2 and 3, a sofa bed sized for two children and an armchair bed in the living room, sleeping up to nine.
2. Does the photo set match the claims?
Photos should show every room the listing mentions: each bedroom, the bathroom and the kitchen. A listing that skips the kitchen or the second toilet may be hiding a weakness. If you cannot see the dining table, ask how many people it seats. Ours seats six, which we mention in the listing and on our apartment page, because honesty prevents awkward arrivals.
3. What kind of kitchen is it really?
“Equipped kitchen” can mean a kettle and two saucepans. Look for a dishwasher, oven, microwave, coffee machine and kettle at the very least, then check the quantity of plates and cutlery for your group. Our kitchen is fully equipped for nine. If you plan to cook, our guide to grocery shopping in Rovaniemi will help.
4. Is there laundry, and is there a dryer?
This is the single most useful winter amenity and the one most often missing. A washing machine alone is helpful, but a tumble dryer is what lets you wear the same snowsuit two days in a row. We explain why in why a tumble dryer matters on a Lapland holiday. At Nine Pines both machines are in the apartment.
5. Where do you park, and what does it cost?
Read the parking line carefully. “Free parking” should mean on site and free, with the number of spaces stated. Ours is one free space in the yard next to the entrance, with room for a car with a roof box, and we provide an ice scraper and snow brush. For more on why this matters, see winter parking in Rovaniemi.
6. How far is it really from the places you want to visit?
Distances in Rovaniemi are bigger than they look on a map. Write down the top three places on your list and check the real travel time to each. For us: 8 minutes by car to the centre, about 15 minutes to Santa Claus Village, SantaPark and the airport, 10 minutes to the Ounasvaara slopes, and about an hour to Ranua Wildlife Park. A bus stop 150 m from the door has a direct bus to the centre in about 15 minutes.
7. How does check-in work?
Rovaniemi flights can land late, and winter delays are common. Ask whether you can arrive at any hour. Ours is a code lockbox with check-in from 16:00, any time including late at night, and the code and a photo guide are sent three days before arrival. Our walk-through is in self check-in in Rovaniemi.
8. Is there a lift, and what floor is it?
Many Finnish apartment buildings have stairs only. Ours is on the second floor with no lift, so strollers need to be folded and heavy cases carried. A good listing says so. If someone in your group has limited mobility, ask before booking.
9. What are the house rules?
Quiet hours, guest limits and party policies tell you what kind of building you are in. Ours is a quiet family building with quiet hours 22:00–07:00, a maximum of nine guests and no parties. Neighbours live there year round. See our guest guide for the details we share before arrival.
10. Is there a sauna?
Many visitors assume every Finnish apartment has one. Not so. Ours does not have a sauna. The nearest public saunas are at the swimming hall in the centre, and guests get 5 % off a private wood-heated sauna tour through our guest activities page. A listing that is open about this is more trustworthy than one that stays silent.
11. Does the host live nearby, and how quickly do they reply?
You will want help at some point: a lockbox that sticks, a question about the bus, a missing item. A host who lives close and answers quickly turns a small problem into a minor one. We live a few minutes away and usually answer within the hour. Read recent messages and the listing description to see whether the tone is professional and clear.
12. Are the total costs clear?
Compare the total for your dates, not the headline rate: cleaning fees, taxes and platform fees may be added at checkout. Our rates change with the calendar, so we do not quote them in articles. See live dates and prices on the listing. When you compare two apartments, put them side by side on a single sheet with the total price for your group and your dates.
FAQ
What is the most common problem with holiday rentals in Rovaniemi?
Mismatched expectations about location and bed set-up. Check the real distances and the bed list.
Should I message the host before booking?
Yes, if anything is unclear. A quick, specific reply is a good sign.
Is a washer and dryer really necessary in winter?
For families with children, we think so. Wet snowsuits are the number one laundry task.
