Where to Stay in Rovaniemi With Kids: Korkalovaara, the Centre or Santa Claus Village?
Korkalovaara, the centre or Santa Claus Village? A local host compares the three areas as places to stay in Rovaniemi with children.

For most families with children, the best place to stay in Rovaniemi is whichever area fits how you will spend the evenings. The centre is best for walkability, the Santa Claus Village area for proximity to Santa, and a residential neighbourhood like Korkalovaara for space, quiet and a home-like kitchen. None is wrong; they suit different trips.
We live in Korkalovaara, so we are not neutral, but we will say clearly where each area wins.
What is the city centre like as a base?
The centre is where the shops, restaurants, the main bus station and the swimming hall are. If you want to walk to dinner, pop into a shop for forgotten mittens, or catch a bus without a car, it is the easiest area. You can stay in a hotel, a small apartment or a hostel-style room.
The downside for families is usually space. Many central rooms are compact, and larger groups are often split across rooms. Parking can also be limited or paid, which matters if you have a hire car. And on a clear night, the town’s lights reduce how much of the sky you see.
What is it like to stay in the Santa Claus Village area?
This is the area for those who want to be close to Santa Claus Village and the airport. Accommodation here is often cabin-style or hotel-based and designed for visitors. It is practical for short stays, early flights or late arrivals. The whole area is built around tourism, so you will find activities and services close by.
The trade-off is that there is less everyday town life. You are further from the centre’s shops, and you may be eating most of your meals at the same few places. We cover this area in more detail in our piece on a holiday apartment near Santa Claus Village.
What does Korkalovaara offer a family?
Korkalovaara is a quiet residential hill 3.5 km west of the centre where Rovaniemi families live. At Nine Pines, we are 150 m from a bus stop with a direct bus to the centre in about 15 minutes, continuing to Santa Claus Village. By car it is about 8 minutes to the centre, 15 minutes to Santa Claus Village, SantaPark and the airport, and 10 minutes to the Ounasvaara slopes.
What children seem to like is the neighbourhood itself: sledging on the Korkalovaara hills (ask us for a sledge), forest trails a few minutes away for walking, snowshoeing and cross-country skiing, and two grocery stores close by, K-Market and Sale. What parents tend to like is the dark sky, the quiet, a washer and dryer, and a kitchen. On a strong night, the northern lights can show from the yard.
How do the three compare?
| City centre | Santa Claus Village area | Korkalovaara | |
|---|---|---|---|
| Best for | Walking to shops and restaurants | Short stays, airport, Santa | Space, quiet, self-catering |
| Space for big groups | Often limited | Depends on cabin or hotel | Apartment-style, separate bedrooms |
| Night sky | City lights | Varies | Darker than downtown |
| Car needed? | Not usually | Helpful | Helpful, bus also available |
The “varies” entries are deliberate. Individual properties differ, so check each listing.
Which is best for toddlers, school-age children and teenagers?
Toddlers and babies need routines: a bedroom with a door, a kitchen for bottles and meals, and a washing machine. That points to an apartment. School-age children are happy almost anywhere if there is snow and something to do outdoors, so the forest trails and sledging hills near Korkalovaara work well. Teenagers like independence, and a bus stop 150 m from the door means older ones can go to the centre without you, if you are comfortable with that.
How should you decide?
Write down how many people are travelling, how many nights, whether you have a car, and whether you plan to cook. For three nights and no car, a central hotel is hard to beat. For a week with six to nine people, our apartment for a large family guide explains why we favour apartments. If you are still unsure, message us on WhatsApp with your dates and group and we will tell you honestly whether Nine Pines suits you or whether another area would be better.
What do we tell guests about evenings?
Evenings decide a family trip more than daytime does. Children are tired, adults are cold, and everyone is hungry at once. In a hotel, the answer is the restaurant, which may be busy and expensive at exactly that hour. In an apartment, it is a pot of pasta, a quiet living room and bed. For us, that is the main argument for staying outside the busiest parts: your evenings go the way you want them to.
The reverse is also true. If a long dinner out is part of your holiday, stay in the centre and walk back. We say this to our own friends, and it holds.
What about getting around without a car?
If you stay in the centre, you can manage on foot and by bus. If you stay in Korkalovaara, the bus stop is 150 m from the door, and the direct bus to the centre takes about 15 minutes. It continues to Santa Claus Village. In the Village area, you can walk to a few places, but you need a bus or taxi for the centre. A taxi from the airport to Nine Pines takes about 15 minutes and costs roughly €35–45.
With small children, a car or taxi is often easier in winter, as pushchairs and snow do not mix well. If you use the bus, plan for the timetable, and read the current schedule before you set out.
Does the area matter for the northern lights?
A little. Darker sky helps, and Korkalovaara is away from the brightest lights of the centre, so on a strong night the aurora can show from our yard. Wherever you stay, the lights depend on solar activity and clear weather, so we never promise them.
