Four Weeks to Go: Booking a Rovaniemi Apartment in November for a December Trip
Four weeks before a December trip, you can still book a Rovaniemi apartment. Here is the order that works: dates, shortlist, host questions, book.

Yes, you can still book a Rovaniemi apartment for December when you have only four weeks left — but the choice shrinks every week, and the order in which you do things matters more than how many listings you open. The short version: decide your dates and head-count first, shortlist three apartments rather than thirty, check live dates on Airbnb or Booking.com today, and message the host before you pay if anything on the listing is unclear.
We are Joona and Alla, a local couple who host guests in Rovaniemi and work in Lapland tourism. Late October and early November is when we start to see the December enquiries arrive in a rush, so this is the plan we would follow if we were in your shoes.
Is it too late to book Rovaniemi for December?
Not too late, but not early either. December is the busiest month of the year in Rovaniemi, and the stretch from roughly 20 December to the first days of January is the tightest of all. Larger apartments are scarcer than hotel rooms, because there are simply fewer of them, so a group of seven, eight or nine has fewer fallback options than a couple.
What helps you with four weeks to go is flexibility. A stay that starts on 6 December rather than 20 December is usually far easier to find than a Christmas week, and the first half of December has its own pleasures: snow on the ground, Christmas lights in the shops, and a calmer town. Our guide to staying in Rovaniemi in early December explains what that fortnight is like.
Week 4 before departure: fix the two facts that decide everything
Before you open a single listing, write down two things: the exact dates you could travel (with a second-choice version, shifted by a day or two either way) and how many people will sleep in the apartment, counting babies and children honestly. Most of the wasted time in a late booking comes from searching with the wrong guest number or from dates that were never really fixed.
It also helps to know your flight pattern. If you land at 22:00 and leave at 06:00 you are paying for a night you barely use, and some travellers do better with one extra night at the start. Our post on self check-in after a late flight covers the late-arrival side.
Week 3: shortlist three apartments, not thirty
Open the map view, filter for the number of guests and the number of bedrooms, and then ignore everything that fails one of your non-negotiables. For a winter trip with children our non-negotiables would be, in this order:
- Beds that match your group — the number of separate bedrooms, not just the headline “sleeps” figure.
- A washing machine and a tumble dryer — snowsuits, mittens and socks are the daily laundry of a Lapland holiday.
- Parking that is actually included if you will have a car, plus the building details you need to know, such as stairs and whether there is a lift.
- Distance and transport — how far to Santa Claus Village and the centre, and whether a bus stop is close.
Our winter 2026–27 booking order explains what to lock in first when more than the apartment is still open.
Week 2: ask the host the three questions the listing cannot answer
Once you have three candidates, message each host. Good questions at this stage are short and specific: can the host confirm the exact bed layout for your group, what the check-in routine is for a late arrival, and what the parking situation looks like in snow. A host who answers clearly and quickly is telling you something about the stay itself. We usually answer within the hour, and we would rather you ask than guess.
If you are unsure how to word the message, our guide to messaging your Rovaniemi host has a short list of what to ask before you book.
Week 1: book, then do the admin
When you have an apartment that fits, book it. Waiting for a better price rarely works at this stage, because prices for in-demand December dates tend to move upwards rather than down as the date approaches; many hosts, including us, use dynamic pricing, so the price you see is the price of that day. We do not publish nightly prices on this blog for that reason — look at the live calendar instead.
After booking, tick off the practical items: send the traveller details your host asks for (Finnish rules require them), tell the host your arrival time, read the arrival information, and check the cancellation terms. Our traveller form explainer shows why a host asks for passport details.
What if the dates you want are full?
You have four honest options. Shift your dates by a few days, accept a slightly different area, split the group between two places, or widen to a different type of accommodation. Each costs something: shifted dates may cost you annual leave, a different area changes your daily logistics, and splitting a group changes the whole mood of the trip. Our page on last-minute accommodation in Rovaniemi walks through what to do when everything looks full.
One practical trick: check the calendar on both Airbnb and Booking.com. A listing that looks blocked on one platform is occasionally open on the other, and the same applies to cancellations released late. For Nine Pines, the live calendars on both platforms are the only reliable source — we do not hold separate dates for anyone.
Where Nine Pines fits if you are booking late
Nine Pines is a 103 m² three-bedroom home sleeping up to nine, on the second floor with no lift, in the quiet Korkalovaara neighbourhood about 15 minutes by car from Santa Claus Village and the airport. It has a washing machine and tumble dryer, a kitchen for nine, and one free parking space in the yard. It is not the right place for a couple wanting a hotel with a spa, and if you cannot manage stairs, please read the guest guide first. If it matches your group, check the live calendar and ask us anything.
FAQ: booking a Rovaniemi apartment in November for December
How far ahead should I book a Rovaniemi apartment for Christmas week?
As early as you can. Four weeks out you can still find something, but the choice for larger groups is limited, and you should treat each day of delay as a risk.
Do apartments in Rovaniemi have a minimum stay in December?
Some do, especially around Christmas and New Year. The listing shows the minimum for each date, so check it before you plan flights.
Can I pay in instalments or cancel free of charge?
That depends on the platform and the cancellation policy chosen by the host. Read the policy on the booking page before you confirm.
Is it better to book directly with the host?
Nine Pines is booked through Airbnb and Booking.com, so the platform protections apply. You are welcome to message us on WhatsApp with questions at any time.
